The Multiple Listing
Service on Roatan is a cooperative information network of Real
Estate Offices that provide descriptions of most of the homes
and properties for sale on Roatan. It insures that your home’s
or property’s information will be available to be seen by
all the other members in the association. Not all real estate
agents and not all brokers are members of Roatan Multi List. When
agents and brokers become a member they have access to, and share
information regarding homes and properties they are marketing,
through the Multiple Listing Service (MLS). This is a computer
database service listing all the properties available on Roatan,
along with their characteristics, features, locations, who is
listing and prices involved. All who have access are able to show
any home or property in the service, not just the ones for which
they have a personal listing.
Selling or buying
on your own is not an easy task. It requires a significant amount
of time to study the process, understand the legal obligations
and to do some of the complicated work that an agent or broker
does. By working with a member of RMLS you have a professional
on your side who has access to the largest number of listings,
or access to the largest number of available buyers, through the
RMLS. A RMLS member is committed to serving you throughout the
real estate process.
Once you have decided to use a RMLS member for your transaction,
you need to begin a search for the one who best fits your needs.
Without obligation, you should consult with one or two local RMLS
members and choose one that fits with your personality - one in
whom you'll have confidence. Make sure whomever you choose:

Is a member of
the Roatan Multi Listing Service( RMLS)

Explains how
they are representing you as a sellers' agent, buyer’s
agent or transaction broker and how they will handle commissions
involved.

Gives you advice
on how to best prepare your home or property for the market.
Specific suggestions are great - and follow the advice!

Shares some data
on nearby homes or property that have sold (or failed to sell)
in your area recently by providing a written comparative market
analysis.

Has researched
your property in the public records and the RMLS.

Is excited about
you and your property and listens attentively. Make sure he
or she presents a professional attitude, is knowledgeable and
instills confidence in you.
The relationship that you develop with your RMLS member is a two-way
street. You need to ask:

Will your home
be listed in the RMLS?

If your RMLS
Member cooperates with buyers' brokers. What portion of the
commission will your agent or broker share with a cooperating
broker if they find a buyer for your home or property?

What type of
advertisements will be placed for your home or property in local
media or even on the web? Some types of homes may even be advertised
on a regional or national basis.

How will they
field calls about your home and qualify potential buyers to
make sure they are financially able to purchase your property.

What disclosures
should you be making.

Be sure your
RMLS Member provides you with an estimate of closing costs and
helps you prepare for a smooth closing of the transaction.

to be thoroughly knowledgeable about the entire process.
